Behind on Your Mortgage in Hawaiʻi? Here's What to Do Next

If you've missed a mortgage payment — or you can see that the next one isn't going to happen either — I want you to know something most homeowners on Oʻahu don't: you almost certainly have more time and more options than you think.

The fear kicks in fast. People stop opening mail. They avoid calls from numbers they don't recognize. They assume the worst is already decided. But in most cases, being behind on your mortgage is a beginning — not an ending — and what you do in the next few weeks matters far more than the missed payment itself.

What actually happens when you miss a payment?

Missing one payment doesn't trigger foreclosure. What it typically triggers is a late fee and a note on your credit report. Most mortgage servicers are required to make contact and offer loss mitigation information before they can legally begin foreclosure proceedings — and in Hawaiʻi, that formal process generally doesn't begin until a homeowner is 90 to 120 days delinquent.

That window — those first three to four months — is the most important time to act. Not because foreclosure is imminent, but because that's when the most options are still available.

What options might still be on the table?

The answer depends on your lender, your loan type, how far behind you are, and your financial situation. But here's what many Oʻahu homeowners don't realize is possible:
